This luxury canal-front home with private jetty is perfect for those large families or family groups who want that little bit extra whilst enjoying all that Mandurah offers - fishing, boating, canoeing, surfing, nature walks and more, all within minutes walking distance of the town-centre and foreshore. With six double-rooms, multiple living spaces, a private jetty and water sports equipment, plus an optional kids wing, there is nothing left but to sit back and enjoy the serenity.

This large luxury family home with six double rooms (and optional seventh children’s room) is truly one of a kind. The home is the perfect option for a large extended family or family group for that long-desired canal-front holiday in Perth’s most popular destination.

Downstairs there are two huge double rooms (king and queen) both with ensuite bathrooms, TV’s (with Apple TV) and robes. The master ensuite has a bath, large shower and separate WC. The queen bedroom an ensuite shower and WC. Moving on to the living areas, the guest is greeted by a large dining room (seats up to twelve) with an adjacent entertainer's kitchen (stainless steel appliances, including Gaggenau oven, gas cooktop and butler’s hatch to the outside BBQ area). Behind the kitchen there is a laundry with a commercial-grade washer and dryer, and a separate downstairs toilet. Beyond the dining room lies the lounge, with three leather coaches and a large flat-screen TV (with Apple TV). The home is equipped with WiFi and high-speed FTTP National Broadband Network (NBN) connectivity.

Upstairs there are another four double bedrooms (one king and three queen), and an adult’s retreat with luxury armchairs and a beautiful view of the canals. A large balcony offers further outside seating and relaxation if desired, with wonderful views of the canal. Two additional bathrooms (one of which is ensuite) and two WC’s compliment the upstairs rooms. Access to the “Kid's Wing” is also from upstairs, with a huge playroom (with toys, books and games available), along with another large flat-screen TV. The playroom has a single day bed and a couch that can fold out for another double bed (note, these beds are not included in total occupancy and are available upon request). Beyond the playroom is a third bathroom, with double vanities, large shower and another separate WC. The optional children’s bunkroom offers large families or extended groups another five beds (upon request only). A baby-cot and highchair are also provided.

Outside there is a huge entertaining zone, with brand-new gas BBQ and a large outdoor setting for up to ten adults. An additional children’s table is available for those large families. The grassed area can be used with the swing playset or backyard cricket set (both provided), or left open for uninterrupted views of the quiet, cul-de-sac canal; perfect for safe swimming and paddling. Underneath the boardwalk there are children’s and adult ski-boards and canoes – the canal area is safe and quiet for children and adults, with easy access to the main canals and waterways. Dab nets and crab nets are also available for those who wish to catch their summer dinner to cook later on the brand new gas BBQ.

The home has a large jetty for holidaymakers with their own boats. There is another public slipway within six hundred meters when the owners of the home store their vessel on-site. The home is 250 metres from the local park (with children’s playground), and only 1.5KM to Mandurah’s foreshore and famous café and restaurant strip. Surrounded by cycle-paths, nature reserves and both crab and fishing spots, this location is second to none.

This home has it all. Suitable for large families or family groups, it is the perfect destination for that summer holiday or short mid-week break. Open for groups of four or more, the option of the additional children’s wing, copious parking and space for your own boat, nearby slipway, private jetty and safe areas for children make this one of a kind. Guests have full access to the entire home. The optional bunk-room (in the Kid's Wing) is available upon request, and brings total occupancy up to 17. Please note that the bunk-room, day-bed and fold-out couch are not included in total occupancy and can be requested for an additional charge (to cover bedding, additional cleaning etc).

Please note that local bylaws preclude outside entertaining and loud music after 10PM. This is a quiet residential area and neighbours WILL call the police if there are parties or noise pollution after that time.

Up to FOUR cars can be parked in the driveway and/or on the lawn. Please limit the number of cars outside on the verge to a maximum of two. Parking on the verge is not permitted.

Please keep the front gates closed, as otherwise security is compromised.

The backyard is a wonderful and safe play area for children, but please keep an eye on young ones and those not comfortable around the water.

Ashburton Court is a quiet cul-de-sac within metres of a public park and less than 1.5KM to the Mandurah town-centre and foreshore. The home fronts a quiet canal, with no through traffic, where it is perfectly safe for kids to swim, paddle and canoe. There are numerous fishing and crabbing spots nearby (just ask for our "secret spots" - we provide the nets!), and the local park has a kids' playground. The short walk to the town is along the shore and a nature-lover's dream, surrounded by cycle paths, pedestrian-only walkways and nature reserves. Pelicans, dolphins, native birds and plants surround you as you wander this quiet (but very convenient) neighbourhood.
